Home Watch – Monthly

Outside-Core Travel Pricing
For accepted properties beyond the 45-minute core area, monthly travel add-ons are: Monthly +$30; Biweekly +$50; Weekly +$90. Separate trips may incur quoted travel charges. Contact us to confirm service availability for your location.

As-needed checks for peace of mind, weather events, and urgent situations. Pricing shown for one team member; additional work billed hourly.
One-Time Property Check
$75 (standard)
Single scheduled property check for one team member. Standard rate only. Additional authorized work billed hourly.
Peace-of-Mind Checks

As-available property checks for active recurring Home Watch subscribers at no separate fee; standard rate applies for non-subscribers. Subject to availability, safety, accessibility, and reasonable use. Not unlimited visits. Additional authorized work billed hourly.
Storm & Weather Checks
Included for subscribers / $75 (standard)
As-available post-storm or weather-related checks for active recurring Home Watch subscribers at no separate fee; standard rate applies for non-subscribers. Subject to availability, safety, accessibility, and reasonable use. Not unlimited visits. Additional authorized work billed hourly.
Urgent Property Response
$69 subscriber / $75 standard
Priority local support for urgent cabin concerns. We assess the situation, keep you informed, and help coordinate next steps. Service details and any additional authorized work are covered in your service agreement.
Coordination & Concierge
Hands-on help coordinating vendors, projects, and special requests. Pricing shown per team member.
Coordination & Concierge – Subscriber
$45/hour
Hourly support for vendor coordination, access/key-ins, project oversight, concierge requests, damage or storm documentation, and dedicated procurement. 30-minute minimum, then billed in 15-minute increments per team member.
Coordination & Concierge – Standard
$55/hour
Hourly support for vendor coordination, access/key-ins, project oversight, concierge requests, damage or storm documentation, and dedicated procurement. 30-minute minimum, then billed in 15-minute increments per team member.
Ongoing Vendor Management – Subscriber / Standard
$15 / $25 per month per active service
Monthly coordination and oversight for ongoing third-party services (for example, plowing, lawn care, or trash). Subscriber pricing for active recurring Home Watch clients; standard pricing for all others.

Arrival Preparation
Arrival preparation support for seasonal cabins, focused on pre-arrival readiness and agreed tasks before you arrive.
Arrival Preparation – Subscriber / Standard
$45 / $55 (1 hour)
Pre-arrival visit for one team member, up to 60 minutes. Subscriber pricing for active recurring Home Watch clients; standard pricing for all others. Extra authorized work or additional team members billed hourly. Arrival Preparation excludes plumbing, winterization, and water-system startup or shutdown.
Important Notes
A "Subscriber" refers to an active recurring Home Watch client. Standard project materials are invoiced at cost plus a 20% mark-up. Specific supply runs are billed at the actual cost of items plus the hourly labor rate, without additional mark-up. Concierge services, including the purchase of groceries, firewood, or other convenience items, are billed at cost plus hourly labor. All rates are in USD. Service provision is subject to team availability, site accessibility, and safety conditions.

01.Property Monitoring
This service provides regular property checks to ensure your cabin's safety and security throughout the year. It includes documented inspections, weather assessments, and prompt notifications of any issues. Ideal for seasonal owners who want peace of mind when away. Customized scheduling options ensure your property is always monitored according to your needs.
02.Arrival Preparation
A one-hour pre-arrival visit for one team member to help prepare your cabin for your return, with tasks agreed in advance. $45 for active recurring Home Watch subscribers or $55 standard. Additional authorized work is billed at the applicable hourly rate. Arrival Preparation excludes plumbing, winterization, and water-system startup or shutdown.
03.Urgent Response
Local support for urgent cabin concerns such as storm damage, leaks, or unexpected property issues. We assess visible conditions when safe, communicate what we find, and coordinate authorized next steps with you and appropriate service providers. Damage documentation can include photographs, video, and written observations of visible damage and actions taken. Separately authorized damage or storm documentation is billed at $45/hour per team member for active Home Watch subscribers or $55/hour standard, with a 30-minute minimum followed by 15-minute increments. Response is subject to availability, safe access, and conditions.
